Expansion Joint
/ Sealing.
Buildings move. Temperature changes cause concrete to expand and contract by millimeters every day. Expansion joints exist to absorb this movement — but when their sealant fails, they become the biggest leak channel on your terrace or podium. We replace failed sealants with flexible polyurethane systems designed for 25% movement tolerance.
Why your expansion joints
are leaking.
Sealant aging
Original sealant hardens over time, losing its flexibility. It can no longer stretch with building movement, so it cracks and separates.
Wrong material used
Many builders use cement mortar or low-grade silicone in joints. These materials can't handle thermal movement and fail within 1-2 years.
Poor original installation
No backer rod, improper depth-to-width ratio, or sealant applied over debris. Even good sealant fails without proper installation technique.
Thermal cycling stress
Daily temperature swings expand and contract the joint gap repeatedly. Each cycle fatigues the sealant bond until it tears away from the concrete.

Questions about
expansion joint sealing.
Expansion joints in terraces, podium decks, parking slabs, between building blocks, floor joints, and wall joints. Any joint designed for movement that has failed or is leaking.
Quality polyurethane sealant lasts 10-15 years when properly installed. Our 5-year warranty covers any failure in materials or workmanship.
Yes. Joint sealing is non-invasive — no demolition, no heavy equipment. Work is done on the surface with hand tools. For podium/parking joints, we can work in sections to maintain access.
Repeat failure within a year indicates either wrong material or poor technique. We'll inspect to determine the cause and apply a permanent fix with proper backer rod placement and PU sealant.
A backer rod is a foam cylinder placed inside the joint before sealant. It controls the sealant depth, prevents three-sided adhesion (which causes failure), and ensures the sealant flexes properly. Skipping this step is the #1 cause of premature joint failure.
